Once a property is created we ask what you want to start with — maintenance, projects, or appliances and equipment — then walk through rooms, the yard and exterior, the garage, and a starter maintenance schedule, pre-filled with whatever we found in public records. Skip any step, go back and change your mind, or leave partway through and pick it up later from the Getting started card.

No. Houses 2 Homes runs in any modern browser — desktop or mobile. You can also install it to your home screen as a Progressive Web App on iOS and Android for an app-like experience, including offline access to your most recent data.

Yes. When adding an inventory item, take a photo of the data plate or label. Houses 2 Homes reads the brand, model and serial and pre-fills the fields — you confirm and save. Works for appliances, HVAC units, water heaters, and most stamped product labels.

Yes. Every property has dedicated Garage, Exterior and Yard sections in addition to Rooms. Exterior tracks roof, siding, gutters, windows, deck — each with materials, install year and service history. Yard tracks lawn type, irrigation, sun exposure and treatment history. You can have multiple yards (front, back, side) on a single property.

Inventory is a flexible record of what's in each space — appliances, fixtures, tools, furniture, electronics. Each item links to maintenance schedules, notes, photos, warranties and product links, so when something breaks you've got the model number, the receipt and the service history in two taps.

A library of recommended maintenance tasks tailored to your property — based on its age, HVAC system, roof material, climate and the rooms and appliances you've added. You can accept a suggestion in one tap to add it to your schedule, or dismiss it if it doesn't apply.

Yes. From any inventory item, tap "Troubleshoot" and describe the symptom or attach a photo (an error code on a screen, a leak, a worn part). You get plain-English diagnostic steps and, when relevant, a maintenance item to follow up with — including suggested parts and frequency.

Yes. In the Yard section, point the camera at a plant, a weed, a patch of dead grass or a pest, and Houses 2 Homes will identify it and suggest treatment — including whether it pairs with one of your existing yard maintenance items.

In-app on every device you're signed in on, and via email by default. You can fine-tune frequency (immediate, daily digest, weekly summary) and turn channels on or off per category under Account › Notification Preferences.

Yes. Each project has a Contractors tab where you store who bid, who you hired, contact info, quote PDFs, signed contracts and final invoices — searchable across all of your projects so you can find that one plumber two years later.

Set a target budget on a project, log task-level costs as you go (with optional contractor association), and see a budget-vs-actual bar at the top of the project so you know where you stand without opening a spreadsheet.

Yes — before/after photos, design inspiration links, permit PDFs, contractor files. Everything lives on the project page, and project photos also show up in the property-wide Photo Library tagged with the project name.

On Free, each section caps at 5 photos so you can try the workflow. Standard and Pro include unlimited photo storage for everything — rooms, items, projects, maintenance history and yards.

Yes. Photos are stored encrypted in your account and only visible to you and anyone you explicitly share the property with. Photos shared into a project remain scoped to that property's sharing settings — they don't become public.

Invited users can view and edit the properties you've shared with them — adding notes, photos and maintenance logs just like you can. Your billing, password and notification settings are always private to your account. You can share all of your properties at once or choose specific ones, and you can change that selection or revoke access at any time from Account › Sharing.

No. Invited users can create a free account to get started. While accessing the properties you've shared, they get the same paid features that your subscription includes — unlimited photos, maintenance reminders, vendor contacts and so on. If an invited user already has their own paid subscription at a higher tier, their own tier applies everywhere. Their own (unshared) properties always use their own plan's limits regardless.

Yes. When sending an invite you can share your entire account or select specific properties. A partner or co-owner might get access to everything; a contractor or property manager might only need one property. You can update which properties an invitee can see at any time from Account › Sharing without needing to re-invite them.

There's a 14-day grace period after your subscription lapses before restrictions take effect. When the grace period ends, anyone you've shared with automatically loses access and receives an email letting them know. Your own data stays intact on your account. If you resubscribe, you can re-invite people from Account › Sharing.

Standard covers up to 2 properties, unlimited photos, maintenance reminders, smart suggestions and sharing with up to 2 people. Pro adds unlimited properties, sharing with up to 10 people and priority support — built for power users, multi-property owners and small property managers.

Both. Annual is billed upfront and saves roughly 20% versus paying monthly. You can switch billing intervals at any time from Account › Subscription.

Yes — all from Account › Subscription. Upgrades take effect immediately. Downgrades and cancellations take effect at the end of your current billing period; your data is never deleted when you downgrade — items beyond the new tier's limits are simply hidden until you upgrade again.

Annual plans come with a 14-day money-back guarantee. If something goes wrong within the first 14 days of your annual subscription, email support@houses2.homes and we'll refund you, no questions asked. Monthly plans don't qualify for refunds since you can simply cancel before the next billing cycle with no further charges. After the 14-day window, we don't pro-rate refunds for cancellations — but you keep access through the end of the billing period you've paid for.

Yes. From Account › Export you can download a complete archive of your properties — rooms, inventory, maintenance history, projects, notes and photos — as a structured JSON file plus a folder of original-resolution images. Useful for personal backup or moving off the service.

On the sign-in page, tap "Forgot password?" to reset by email. Once signed in you can also update your password and enable two-factor authentication under Account › Security.

Account › Notification Preferences. Toggle email vs in-app per category (maintenance, projects, sharing invites, billing) and choose a digest cadence if you'd rather batch them.

Yes. Account › Delete account permanently removes all your properties, rooms, photos and associated data. The action is final and can't be reversed — we'll prompt you to download an export first.
